Job Description

1. Supervise and oversee work of staff that perform emergency repair to HVAC systems and generators.
2. Responsible for welding shop, Machine Shop, various maintenance workers and other staff in support of skilled trades work throughout the five boroughs with a primary focus on skilled trades support of ESRD and HMSD.
3. Manage contracts for non-hazardous waste disposal and coordinates variety of emergency support work for the developments.
4. Provide support of ESD with transport of various mobile generators, generator and refueling watch, provides chopping and removal of concrete and debris from NYCHA sites, provides developments with pump out services, water stations and fabrication and welding of various types of partitions, security gates, step jobs, etc.
5. Report on Maximo work orders; prepare work schedules and assignments; deploy staff throughout the five boroughs.
6. Maintain inventory supplies; order materials and equipment required for work assignments.
7. Maintain records and prepare reports.
NOTE: A valid driver's license is required for this position and must be maintained for duration of employment.
NOTE: This position may require after hours and weekend response to emergency situations.
NOTE: The Department of Citywide Administrative Services (DCAS) administered a civil service exam for the Resident Building Superintendent title on 7/22/2023. Therefore, applicants (candidates) that did not take and pass the exam will potentially not be considered, likewise applicants not reachable on the established civil service list will potentially be in jeopardy of being replaced with an eligible civil service candidate.

1. A four year high school diploma or its educational equivalent, plus five years of supervisory experience in the operation, repair and maintenance of large tenanted buildings, three years of which must have been in responsible charge of properties having not less than seven maintenance and operations employees. Higher education may be substituted for up to two years of this experience on the basis of 30 semester credits from an accredited college for each year of experience. However, all candidates must have at least three years of experience in responsible charge of properties having not less than seven maintenance and operations employees.
1. Demonstrated knowledge of light duty and heavy-duty equipment, knowledge of generators and HVAC systems. 2. Three to five years of supervisory experience as a Resident Buildings Superintendent including experience in coordinating repairs/issues with multiple skilled trades. 3. Excellent verbal, written and interpersonal communication skills ability to make presentations. 4. Proficiency in NYCHA's business software (Maximo, Oracle, Kronos) Microsoft Office Applications (Outlook, Excel). 5. Experience dealing with other City Agencies.
