Job Description

Under the direction of the Emergency Services shift Superintendent duties shall include, but are not limited to the following:

1. Execute immediate emergency response for the Executive Department with developments, residents, other governmental/private agencies, utility companies, etc.
2. Establish concrete reporting mechanisms through maximizing the current ESD database to continuously have the capacity to view specified indicators which will enable analysis and measurement of programmatic data.
3. Coordinate activities (strategic planning, design and implementation) with external and internal agencies in establishing and leveraging partnerships aimed at producing increased resources to residents. Respond to all emergency calls from all city agencies (NYPD, FDNY, OEM, FEMA).
4. Plan, implement and direct the department’s employee scheduling.
5. Prepare correspondence, memos and briefing materials for management and supervisory staff.
6. Interpret, expound, and strictly enforce the regulations, policies and procedures of NYCHA and various other exponential sources within established guideline.
7. Administer and oversee a variety of NYCHA operations throughout the five boroughs in addition to normal actions.
8. Ensure timely response to emergency conditions and disasters at field locations involving major incidents.
9. Ensure pertinent information is relayed to Executive Department and throughout the Authority as necessary.
10. Manage and supervise staff; initiate disciplinary action when needed.
11. Supervise staff who prepare major incidents in Siebel which includes documenting all information, findings, actions and results related to each major incident; review work ticket screens to ensure work is being dispatched properly.
12. Respond to calls from Executive Department, OEM, NYPD, FDNY, Developments, etc.
13. Respond to telephone calls from Tenant Association President.
14. Check Siebel system for tenant data; communicate with developments and borough staff regarding outages and incidents.
15. Provide technical assistance to abate emergencies.
16. Ensure heat complaints are addressed.
17. Ensure productivity reports are maintained and accurate.
18. Engage in special projects within department and in conjunction with other departments.

Candidates selected must be available to work and travel throughout the five boroughs; and will be required to work rotating shifts, including holidays and weekends.

8:00 AM - 4:00 PM (Saturdays, Sundays and Holidays only)
12:00 AM - 8:00 AM
4:00 PM -12:00 AM
6:00 PM - 2:00 AM


NOTE: The Department of Citywide Administrative Services (DCAS) administered a civil service exam for the Resident Building Superintendent title on 7/22/2023. Therefore, applicants (candidates) that did not take and pass the exam will potentially not be considered, likewise applicants not reachable on the established civil service list will potentially be in jeopardy of being replaced with an eligible civil service candidate.

Additional Information:
1. A Motor Vehicle Driver’s License valid in the State of New York is required for this position. This license must be maintained for the duration of the assignment.

Minimum Qualifications

1. A four year high school diploma or its educational equivalent, plus five years of supervisory experience in the operation, repair and maintenance of large tenanted buildings, three years of which must have been in responsible charge of properties having not less than seven maintenance and operations employees. Higher education may be substituted for up to two years of this experience on the basis of 30 semester credits from an accredited college for each year of experience. However, all candidates must have at least three years of experience in responsible charge of properties having not less than seven maintenance and operations employees.


Preferred Skills

1. Solid technical background and strong overall knowledge of the various mechanical and service systems throughout the Authority's developments. 2. Excellent communication skills. 3. Computer literate. 4. Ability to work on various tasks simultaneously.
